The answer is more nuanced than simply looking at school rankings.
Using MLS data for the last seven months, I analyzed homes within the Monta Vista High, Lynbrook High, and Cupertino High attendance areas to compare four key market indicators:

The data reveals that each attendance area excels in different ways. Monta Vista commands the highest overall home prices, Lynbrook homes sell the fastest, and Cupertino High achieves the strongest sale-to-list price ratio and highest median price per square foot.

Interestingly, Monta Vista homes averaged 20 days on market, longer than Lynbrook.

Lynbrook continues to demonstrate one of Cupertino's strongest seller's markets.
MLS data since the beginning of the year shows an average marketing time of only 8.8 days, making it the fastest-moving attendance area analyzed.
Homes also sold for an average of 109.1% of list price, indicating strong buyer competition.

My Perspective
One of the biggest misconceptions about Cupertino real estate is that every neighborhood behaves the same simply because the homes share a Cupertino mailing address. After working in this market for many years, I've found that each school attendance area has its own character, buyer profile, and long-term value proposition.
Monta Vista High has consistently maintained some of the highest home values in Cupertino. Its reputation for academic excellence, larger homes, spacious lots, mature tree-lined streets, and established luxury neighborhoods continues to attract executives, entrepreneurs, and families planning long-term ownership. Many buyers are willing to pay a premium for the combination of prestige, privacy, and lifestyle that the Monta Vista area offers.
The Cupertino High attendance area tells a different story. While lot sizes are generally smaller, many older homes have been replaced with newer, larger custom residences over the past two decades. The area's proximity to Apple Park and Apple's Infinite Loop campus makes it especially attractive to Apple employees and other technology professionals who value a short commute. This ongoing redevelopment has created a unique blend of established neighborhoods and modern homes, contributing to strong buyer demand and the highest median price per square foot in my recent MLS analysis.
The Lynbrook High attendance area is unique because it extends beyond Cupertino. Although portions of Cupertino are assigned to Lynbrook High, the attendance area also serves neighborhoods in West San Jose and Saratoga, all within the Fremont Union High School District, which also includes Cupertino High and Monta Vista High. Buyers are drawn to Lynbrook for its outstanding schools, convenient access to major technology employers, and well-established residential neighborhoods. The recent MLS data reflects this demand, with Lynbrook homes averaging less than nine days on market.
These differences illustrate why neighborhood-specific analysis is so important. While citywide statistics provide useful context, they rarely tell the full story. Successful pricing, marketing, and purchasing decisions depend on understanding the unique dynamics of each micro-market.
