Summary: I analyzed 110 active Santa Clara County listings priced from $3 million to $4 million. Campbell and Willow Glen offer compelling conventional-neighborhood values, while Los Gatos, Campbell and Saratoga show some of the clearest price-reduction activity.

How Much Home Should $3 Million to $4 Million Buy?

At the $3 million to $4 million level, the differences in what the same budget buys are enormous. In one community, approximately $3.5 million may purchase around 2,500 square feet. In another, it may provide more than 3,500 square feet, a larger lot and stronger negotiating leverage.

To identify where buyers can expect more home for their money, I analyzed all 1,030 homes currently listed for sale in Santa Clara County at $4 million or below as of September 19, 2026. Within this segment, I analyzed 110 active listings.

The countywide median was approximately $3.50 million, with 2,945 square feet of living space and a price of approximately $1,196 per square foot. Median market time was 29 days.

Campbell: The Strongest Conventional-Home Value

Campbell’s seven active listings had a median asking price of approximately $3.50 million, a median home size of 3,337 square feet, a median lot of 9,583 square feet and a median price of $1,056 per square foot. Approximately 43% had been reduced.

The median Campbell listing offered approximately 836 more square feet than the median Cupertino listing even though their median asking prices were nearly identical.

Willow Glen: More Selection and a Lower Entry Point

Willow Glen’s 15 active listings had a median asking price of approximately $3.25 million, a median home size of 2,901 square feet and a median price of $1,133 per square foot.

Willow Glen combines a lower median purchase price with more available inventory than Campbell, Almaden, Saratoga or the Los Gatos Mountains.

Almaden: Larger Properties and Longer Market Times

Almaden had only four listings in this range, but the median home contained approximately 3,577 square feet and the median price was approximately $972 per square foot. Median market time was 69 days.

The unusually large median lot indicates that these properties may not be directly comparable with conventional suburban homes. Buyers should investigate access, topography, utilities and insurance.

Morgan Hill and the Los Gatos Mountains

Morgan Hill’s six listings had a median home size of approximately 4,608 square feet and a median price of $811 per square foot. The five listings in ZIP code 95033 had a median home size of approximately 3,618 square feet and a median lot of approximately 3.5 acres.

The physical value is compelling, but rural and mountain properties require additional due diligence regarding wildfire insurance, road access, wells, septic systems, utilities, drainage and resale depth.

Where Buyers May Have the Most Negotiating Leverage

In Los Gatos ZIP code 95032, four of nine active listings had been reduced. The median reduction among those homes was approximately 6.4%.

In Campbell, three of seven listings had been reduced, with a median reduction of approximately 5.9%.

Saratoga also deserves attention. Three of nine listings had been reduced, the median reduction was approximately 5.6%, and median market time was 46 days.

For buyers seeking a conventional home, Campbell may provide the strongest combination of physical value and seller flexibility. Los Gatos and Saratoga may offer opportunities when a property has accumulated market time or undergone a meaningful price adjustment.

My Recommendation

For a conventional home between $3 million and $4 million, Campbell presents the strongest value argument. Willow Glen is an excellent alternative for buyers who want more choices and a lower median entry price. Los Gatos and Saratoga deserve attention from buyers seeking negotiating opportunities.
