To help buyers make a more informed decision, I analyzed all 1,030 homes currently listed for sale in Santa Clara County at $4 million or below as of September 19, 2026. I compared asking prices, living space, lot sizes, price per square foot, days on market and price reductions to identify where buyers may receive more home for their money.
Of those homes, 662 were priced below $2 million. The countywide median listing in this segment was approximately $1.50 million, with 1,748 square feet of living space and a price of approximately $865 per square foot. The median market time was 25 days, and approximately 28% of the listings had undergone a price reduction.
Three areas stood out: Morgan Hill, Gilroy and South San Jose.
Morgan Hill: The Best Overall Value
Morgan Hill offers a compelling combination of price, space, inventory and negotiating opportunity. Among the 57 active listings below $2 million in ZIP code 95037:

The median home size was approximately 2,356 square feet.
The median lot size was approximately 7,899 square feet.
The median price was approximately $623 per square foot.
The median market time was 44 days.
Approximately 40% of the listings had been reduced.
Compared with the countywide median, the typical Morgan Hill listing offered approximately 600 additional square feet while costing substantially less per square foot. More inventory also gives buyers the ability to compare properties, conduct careful inspections and avoid making a decision based entirely on fear of missing out.

Approximately 34% had been reduced.
South San Jose costs more per square foot than Gilroy or Morgan Hill, but it reduces the location compromise. Buyers may receive more space than in several closer-in markets without moving as far south.
Where Buyers May Have the Most Negotiating Leverage
Morgan Hill had the most price reductions in this price range. Of its 57 active homes, 23 had been reduced. The median reduction among those listings was approximately 7.4%.
Gilroy followed with 22 of 58 listings reduced. Berryessa also stood out: 15 of its 35 active listings had reductions, representing approximately 43% of the inventory. Its median reduction was approximately 7.1%.
